How To Invest In A Hot Market
Many people in Real Estate Investing complain about living and investing in a hot market. There is one “Big” Advantage: If you are able to acquire a property you know you will make money even if you make some mistakes.
Here are some tips to help you become successful in your market which have proven to work for others:
- Network with other investors or professionals in the business. Work with someone who already has properties or has been working that market for a while. A good place to locate other investors to work with would be your local Real Estate Investors Association. Or by checking your classified adds. In many cases, if you can find one good investor to work with you may have your whole networking team put together.
- Get your offer on the table quickly. Use a one-page Real Estate Purchase Contract and Receipt for Deposit. This form requires you to put a deposit or earnest money down on the property. Later you can return with the standard forms. You can also use pure options to tie up the property quickly. This will give you control over the property which will also buy you some time to complete the transaction.
- Show the seller how they can make more money on their property by not only carrying financing but by offering them a share in the equity. Seller financing is your most powerful tool in this business! Use it! Let your sellers know how they can make more money on their property if they were to carry. Showing them “What’s In It For Them.”
- Make “All Cash Offers.” Sellers will be more apt to accept your offer if they know you can pay with “all cash.” They won’t have to wait for other buyers to seek financing. They know they will receive their cash quickly from you, with no fees or commissions to pay.
